problem

No national tool exists to monitor short-term-rental concentration in Ireland: local-authority planners and housing analysts rely on retrospective academic studies published months or years late, while Airbnb operators have real-time visibility into their own activity — an information asymmetry that matters ahead of the STR register due in 2026.

solution

An interactive dashboard over the Inside Airbnb Dublin snapshot (16 Sep 2025, ~6,900 listings). Cascading council-area → postcode → room-type filters drive every chart live; a choropleth and a clustered listings map show concentration; a commercial-listing detector with adjustable thresholds, a multi-listing host-portfolio drilldown, an auto-generated insight banner, and a filterable, exportable data table let planners, researchers, and journalists interrogate the market and download any filtered subset.
